Why Spot Repairs and Quick Fixes Fail
A leaking roof is almost never caused by a single isolated point. Spot repairs may appear cost-effective initially, but they often:
- Mask the true source of water ingress
- Fail to address ageing or failing waterproofing systems
- Shift water to another weak point on the roof
- Cause leaks to reappear in different areas
- Lead to repeated call-outs and unnecessary expense
- Prevent the issuing of meaningful guarantees
For this reason, we do not undertake isolated patch repairs.
Understanding Water Run on Roofs
One of the most misunderstood causes of roof leaks is water run. Water does not always enter the building where it becomes visible. Once water penetrates a roof system, it can:
- Travel beneath waterproofing membranes
- Run across concrete slabs
- Follow steel purlins, beams, or timber structures
- Move between multiple layers of the roof build-up
As a result, a single point of ingress can cause leaks in multiple internal locations, sometimes far from the actual source.
Why Roof Leaks Often Appear in More Than One Place
When a roof system fails, water can migrate and surface wherever resistance is weakest. This means:
- What appears to be a “new leak” is often water running from elsewhere
- Sealing the visible leak point alone does not resolve the problem
- Multiple leaks usually indicate system failure, not isolated defects
This is why proper diagnosis and full-system waterproofing are critical.
Important Notice on Sectional Waterproofing
In some cases, clients may request that only a specific section of the roof be waterproofed. If that section is waterproofed correctly and the leak still occurs, it is most likely due to:
Water entering the roof system at a different location and running to the affected area.
In such cases:
- The waterproofed section is not defective
- The workmanship and materials applied remain sound
- Additional areas of the roof will require assessment and waterproofing
This does not constitute a failure of workmanship or materials on the completed section. For this reason, HMC Works strongly recommends full roof waterproofing systems or clearly defined maintenance scopes to ensure effective and lasting results.
